of Exclusive Buyer Representation
Only the buyers'
interests are represented - never the sellers. Any possibility of conflict
of interest is eliminated because the Exclusive Buyer Representative
never accepts a listing - they are legally accountable to the buyer...not
any seller. Because the Exclusive Buyer Representative enters into an
exclusive agreement with the buyer, all information provided to them
(such as loan approval level, motivation to buy & timing issues)
is kept confidential. They will never be abandoned for dual agency and
will be protected 100% from start to finish. Best of all, Exclusive
Buyers Representation does not cost the buyer more, as the fee is paid
from the transaction via the sellers contract where they agreed to have
the listing agent put the home in the MLS and offer a percentage for
any outside office who has a buyer.
The Exclusive
Buyer Representative is not afraid to disclose..... The foundation
has settled - The lot has poor drainage - There is a better value
for your money - look at structural issues - geological issues -
possible pest or mold festations - and the list goes on. The buyer
can trust being told everything found out about a property being
viewed. Buyers will be advised whether what they are considering
